A few questions on getting a lodger?
Here's the brief version of what I think the answers are... no subletting to me means you can't rent the property yourself, and then to someone else as if you were the landlord. If they rent it to you, that's who they want in there, not somebody else. What you're thinking of, is basically what we call a roomate in the U.S. I don't see where that would be a problem, lots of people advertise for roomates when they think they would like somebody else kicking in to help pay the bills. Which in turn, gives the other roomate cheaper rent too. That's the benefit of it, not that you provide meals and cleaning and furnishings and things. That would be like an inkeeper. You want a roomate. You'll then decide on how each other share expenses or food etc. Oh, and I'm pretty sure you can run an ad in the newspaper or online requesting women roomates specifically. Only the professional realtors and agencies and original landlords can't say no to age, sex, race, religion etc. Nobody would blame you for not wanting a creepy old drug addicted man around your son.
